About this project
Momentum Wealth, a Perth real estate agency, booked us for an emergency call-out at one of their rental properties in Morley. The left-hand cable on the sectional garage door had snapped, the door had dropped out of alignment and the tenant couldn’t get their car out.
When our technician inspected the door, both cables showed heavy rust. They had deteriorated with age and a lack of maintenance, and the left-hand cable had finally given way, leaving the door hanging unevenly on one side.
Our technician realigned the door, replaced both cables with a new pair wound evenly onto the drums, and carried out a full door service before testing the door through several open and close cycles.
The repair was completed within the agency’s work order limit, so the tenant had full use of the garage again on the same visit with no extra approvals needed.
During the service we also noted two items for the property manager. The torsion springs are showing rust and should be replaced in the near future, and the opener’s trolley (the part that connects the motor to the door) is worn and close to failing. Because the trolley can’t be replaced separately on this unit, the whole motor unit will need replacing. We’ve provided the agency with a quote for both so they can plan the work ahead of time.
Apart from these items, the rest of the door is in good condition. For real estate agencies, a report like this means one call-out fixes the urgent problem and flags upcoming maintenance before it turns into another emergency.
