About this project
Professionals TWT Realty booked us to look at the sectional garage door at one of their rental properties in Jindalee. The tenant reported that the door still opened and closed, but felt heavy and needed a push to get it back up, which pointed to a possible spring tension issue.
Our technician carried out a full door service and a detailed inspection of the door, track hardware and opener. The inspection found a number of faults that are affecting how the door runs:
The flag brackets on each side, the torsion bar and the opener chain are all showing excessive rust. Some of the door panels are bent and scraping, at least three hinges are broken, and the lifting cables are showing signs of kinking. The amount of visible rust also suggests there is likely to be rust in areas that can’t be seen, such as the centre and side bearings.
A full report with these findings was sent to the property manager, so the owner can decide on the next steps before the issues get worse.
For property managers, a service with a clear written report gives the owner a full picture of the door’s condition, so repairs can be planned and approved before a minor fault turns into a breakdown or a safety issue for the tenant.
